LIBERTYVILLE -- The vacant Brainerd Building will be turned into a community center under a lease agreement ironed out by village officials and the Community High School District 128 board.

Village officials were expected to take control of the former high school at Brainerd and Park avenues at Tuesday night's Village Board session.

After months of negotiations, District 128 officials on Monday night approved a pact with the village for lease of the property to the Brainerd Foundation.

"We believe the agreement will create a win-win situation for everyone," said District 128 Board of Education member Pat Groody who served as the district's representative in the negotiations.

The agreement calls for a long-term lease of the property at a total cost of $1.25 million. There will be no payment made to the district for the first five years, followed by an initial payment of $250,000 by the Brainerd Foundation.

This structure will allow all funds raised during the first five-year period to be used for improvements and repairs needed to reopen the facility. Following the initial payment, the foundation will pay $50,000 annually for 20 years.

Under the terms of the agreement, the Brainerd Foundation will develop and operate a community center in the Brainerd Building, while Libertyville High School will continue to utilize the Brainerd sports' fields. Both parties will share the parking.

The lease will continue to honor the parking agreement currently in place between District 128 and the First Presbyterian Church in Libertyville.
