Attention ex-Libertyvillians

Did you know there's yet another massice downtown development project on the table? Well, me neither. Anyhow, here's some details:

After many months of difficult planning negotiations and several design revisions, the board finalized a development agreement with developer Joe Tremont, of JTEH LLC., for a three-story U-shaped structure to be built at the southwest corner of Lake Street and 607-611 N. Milwaukee Ave.

The project, which is within easy walking distance of the Metra train station, will accommodate a mixture of commercial and residential uses.

Commercial shops and restaurants will be located on the ground level, with the two upper floors devoted to 14 condominiums priced from $500,000 to over $1.2 million. Many of the condos, ranging in size from 2,500 to 5,000 square feet, will be custom built, the developer indicates.

Plans include saving the historic former Libertyville Township Hall located in the block by surrounding it with a small landscaped square. The building is now home to American Legion Post 329.

The site proved to be challenging to the design engineers when planning for parking and trash removal since there is as much as a 12 to 15 foot slope along its Lake Street property line. Plans call for 76 parking spaces for the complex, many will be underground. Trash will be disposed of in a special loading zone located at the southwest corner of the site off Lake Street.
